Her business community stretches within the 1-2 hour geographic radius surrounding her home town of Cobourg in Northumberland County, having also lived and worked in Toronto and Durham in previous years developing a strong familiarity with these areas.

Her first Property purchase was in Upstate New York but upon returning and working in Real Estate she purchased her first Canadian home which is a 1958 mid-century bungalow renovated to incorporate modern functionality & contemporary decor, while honouring the best of that era blended with modern conveniences and aesthtics. Location was the driver on this buy, located in a heritage neighbourhood with beautiful homes and mature landscaping -- but most importantly it was just a 6 minutes walk to one the picturesque Victoria Beach & Victoria Park in Cobourg. It is perfect for strolls along the boardwalk, beach, park & marina and through the Boutique shopping, restaurants and Tourist district of Downtown Cobourg. Lots of work on the renovation and lots of harder work in Real Estatte sales while paying off the first home provided an opportunity to secure a Rental property as a Retirement nest egg and her second investment was purchased in 2022. The plan is to renovate the small 60's brick bungalow which has options for a lower apartment rental unit and/or a Detached Gararge that is suited well for a coach house/tiny home rental on the same lot. Again location was key for this buy as it backs on to an enivironmentally protected area with old growth forest and a creek! A rental was needed immediately which worked out well to assist a family who needed to move, while the house plans for renovation and permits are in being formulated. Her first hand knowledge of reno's has carried through to benefit many other client's, saving them some of the mistakes that can be made and to help them achieve the home they desire with an affordable approach or to maximize an investment return.

Volunteerism
Denise is now the sitting Past Chair, having served 2 consecutive Terms as Chair of The 2020 & 2021 Northumberland Central Chamber of Commerce Board of Directors. They secured her for a 2nd term in order to keep an experienced person at the helm during the biggest storm to hit the Business Community in decades ~ the Pandemic lockdowns. Denise is honoured by having had the opportunity to help those in dire need weather through such an unusual business climate as the Pandemic era, and proud at how well the business community navigated. She has always been a champion of entrepreneurship and a facilitator for unique ideas and hard work ethic. She has been a long time supporter and advocate for the local business community. Her work and volunteer life has helped to place many businesses in the downtown Core which in turn has helped to create a sustainable lifestyle of employment & recreation & amenities for this smaller yet fast-growing town 1hr to Toronto along the beautiful Lakefront surrounded by farmland and filled with creators, agribusiness & small business innovators. She fosters connections & gives back through advocacy, support and forging relationships to help and grow a healthy economic environment. She champions ''Shop Local'' efforts believing in strong bonds & supportive encouragement in all efforts toward create sustainable and happy community to live, work, play and invest in. Her volunteer efforts also include Habitat for Humanity Build Days and proceeds from all sales to the charity. She has volunteered also on various local service groups.
